Two neighbouring lots in Stukely-Sud. The first offers over 222 acres of mixed forest, with spruce, pine, birch and colourful hardwoods, existing trails, a quiet pond, a winding stream and wetlands full of wildlife. Zoned agricultural with no building rights, it suits hunting, hiking, conservation or forest management. The second is a 4.5-acre wooded lot with construction rights and road frontage, ideal for a home or country retreat. A Hydro-Québec corridor crosses the area. Close to Eastman, Magog and Mont Orford, with skiing, lakes and trails nearby. A rare chance to own land in the Eastern Townships.
Lot 2 238 408: 901,043 m² (about 222.6 acres). A large woodlot of mixed forest with spruce, pine, white birch and hardwoods. It has existing trails, a pond, a stream and wetlands.
Lot 2 238 409: 18,192 m² (about 4.5 acres). A wooded lot with frontage on chemin Robert-Savage.
ZONING
Both lots are in the agricultural zone under the LPTAA. Under Stukely-Sud zoning by-law 215-2014, they are in an agroforestry zone, type 1 (AF). The municipality confirmed in writing that, under article 59, residential use is permitted on a maximum area of 3,000 m², or 4,000 m².
The AF zone grid permits:
Single-family detached homes
Home offices
Agriculture (crops and livestock)
Retail sale of farm products
Bed and breakfasts and tables champêtres, subject to conditions
Garden pavilions
The main building can be up to 2 storeys. Lot coverage is limited to 15% for the main building and 5% for accessory buildings. Minimum setbacks are 11 to 15 m at the front, 8 to 12 m at the rear and 5 m on each side, depending on the zone. A building permit from the municipality is required for any construction.
SLOPES
Municipal rules prohibit construction on slopes of 15% or more. The municipality confirmed that most of the lot has slopes under 15%. A slope map is available.
HYDRO-QUÉBEC SERVITUDE
A perpetual servitude in favour of Hydro-Québec was registered on May 15, 2025 (no. 29 442 132, Shefford registry office). It covers a transmission line running about 1.54 km along lot 2 238 408, with four towers. The right-of-way covers about 34,058 m², with a tree-cutting strip 7 m wide on each side. Hydro also has additional tree-cutting rights over 16,038.5 m².
On lot 2 238 409, the servitude covers a small corner near chemin Robert-Savage: 221.7 m² of right-of-way and 743.6 m² of tree-cutting area.
Within the right-of-way, the following are not allowed:
Buildings, sheds and pools
Septic systems
Storage, fill or changes to ground level
Parking of heavy machinery
Fences higher than 2.5 m
Hydro-Québec may access the right-of-way and cut trees at any time. Hydro is responsible for damage it causes. Additional compensation is payable for any new towers or cutting outside the designated areas.
WETLANDS
About 41% of lot 2 238 408 is wetland. Wetlands are protected under the Environment Quality Act (LQE), and any work in them requires authorization.
FORESTRY
The woodlot does not include a sugar bush. A buyer may register as a forest producer, which can give access to a property tax refund, subject to a forest management plan.
