Although not buildable for a residential home, this land offers several development opportunities to enhance its exceptional setting while preserving its natural beauty. Additionally, it is possible to connect to municipal sewer and water services (a current moratorium in effect throughout the Mont-Sutton area prevents connections for an indefinite period).

Non-Buildable for residential buildings without exceptions
Possible construction or work:
The construction of a gazebo with a maximum ground area of 25 square meters, with a height not exceeding the treetops of adjacent trees.
The construction of a shelter or refuge, provided that the ground area is equal to or less than 10 square meters.
Repair and maintenance work on existing constructions or structures.
Activities related to harvesting, maintenance of existing or authorized developments and constructions.
D 2.8 + 2.9:
This easement serves to protect riparian, wetland, and forest ecosystems; preserve the quality of wildlife and plant habitats, as well as natural environments, while considering ecological processes and the natural evolution of the area.
7. General usage restrictions
No construction or structure is permitted except for:
The seeding and planting of plant species to ensure permanent and sustainable vegetation cover.
Bank stabilization work through slope softening and vegetation implantation or any other slope stabilization technique.
The control of invasive exotic species or harmful species in accordance with applicable laws and regulations.
The installation of fences or any other similar equipment.
The implementation/realization of outlets for underground or surface drainage networks.
With prior written authorization from the MDDELCC, restoration and development work for wildlife and plant habitats.
Tree cutting is also permitted in the following cases:
a) The tree is dead or affected by an incurable disease.
b) The tree poses a danger to public safety.
c) The tree causes damage to public or private property.
d) The tree must necessarily be cut down as part of the execution of public works.
